Terms of Service

Last updated: 15 March 2026

1. Agreement to terms

By accessing or using CheckStrata (“the Service”), operated at checkstrata.ai, you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. Description of service

CheckStrata provides AI-powered analysis of Australian strata reports. You upload a strata report PDF, and our AI generates a structured risk assessment with findings, severity ratings, and page citations. The Service also includes an AI chat feature that allows you to ask questions about your specific report.

3. Not professional advice

The analysis provided by CheckStrata is for informational purposes only. It does not constitute legal, financial, building, or professional advice. The AI-generated report is a tool to help you understand your strata report — it is not a substitute for independent advice from a qualified conveyancer, solicitor, building inspector, or strata professional.

You should always seek independent professional advice before making property purchase decisions. CheckStrata accepts no liability for decisions made based on the analysis provided.

4. Accuracy and limitations

While we strive for accuracy, AI-generated analysis has inherent limitations:

  • The analysis is based on the content of the PDF you provide. If the document is incomplete, low quality, or contains errors, the analysis may be affected.
  • The AI may occasionally misinterpret information. Every finding includes a page citation so you can verify it against the original document.
  • The analysis may not capture every relevant detail in a large document.
  • Risk ratings are generated by AI and should be considered alongside professional advice.

5. Your responsibilities

  • You must have the right to upload and process the strata report you provide.
  • You are responsible for verifying the AI-generated findings against the original document.
  • You must not use the Service for any unlawful purpose.
  • You must not attempt to reverse-engineer, copy, or redistribute the analysis system.

6. Payments and refunds

Reports are priced at $5 AUD per analysis. Payment is processed securely via Stripe.

  • Payment is required before the full report is unlocked.
  • If the analysis fails due to a technical error on our end, you will receive a full refund.
  • We do not offer refunds for completed analyses where the AI has successfully processed the report, as the service has been delivered.
  • If you believe your report contains significant errors, contact us and we will review your case.

7. AI chat feature

Each report includes 20 AI chat questions. The AI chat answers questions based on the data extracted from your strata report. The same accuracy limitations described in Section 4 apply to chat responses. Chat responses include page citations where possible so you can verify against your original document.

8. Intellectual property

The CheckStrata brand, website, analysis system, and report format are our intellectual property. Your uploaded strata report remains your property. The analysis generated from your report is licensed to you for personal use.

9. Limitation of liability

To the maximum extent permitted by Australian law, CheckStrata shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of the Service. Our total liability for any claim arising from the Service is limited to the amount you paid for the specific report in question.

10. Availability

We aim to keep the Service available at all times but do not guarantee uninterrupted access. We may temporarily suspend the Service for maintenance, updates, or technical issues. We are not liable for any loss caused by service unavailability.

11. Changes to these terms

We may update these terms from time to time. Any changes will be posted on this page with an updated revision date. Continued use of the Service after changes constitutes acceptance of the updated terms.

12. Governing law

These terms are governed by the laws of New South Wales, Australia. Any disputes will be subject to the exclusive jurisdiction of the courts of New South Wales.
